Day to day and empty property maintenance services are provided by a number of area based contractors, the gas servicing and maintenance services for heating is carried out by specialist contractors. All of our contractors are carefully monitored and follow rigorous procedures and offer appointments to tenants.
Planning Ahead
Riverside in Liverpool spends between £7 – 8 million each year on maintaining and improving its stock through programmed repairs.
Investment priorities are identified through a ‘stock condition survey’ which is updated annually. This survey highlights to us what works are priorities and helps us achieve the Government Decent Home Standard.
In addition to maintaining the Government’s Decent Home Standard, which we must do, this survey highlights to us what work and repairs are priorities. This assures that our properties are kept in good condition.
In consultation with residents, we use the survey findings to develop a rolling five year programme, which also includes an annual programme for disabled adaptations.
Neighbourhood Health Checks
We look at our homes in relation to the neighbourhoods where they are located and carry out annual ‘health checks’ on each neighbourhood. This helps us to identify vulnerable stock, where we may look for alternatives such as selling empty homes. This review is called our Neighbourhood Investment Strategy (NIS).
